Why Replacement Cost Isn't the Same as Market Value

Replacement cost is what it would take to rebuild your building from the ground up at today's construction prices — materials, labor, permits, and design fees included. It has nothing to do with what the property would sell for. A building on inexpensive land might have a low market value but an expensive replacement cost, especially if it includes specialized systems, custom finishes, or sits in a region with high construction costs.

This distinction matters because your coinsurance requirement is based on replacement cost, not market value. Many business owners insure to a number that feels reasonable — what they paid, what it's worth, what the bank says it's worth — without ever calculating what it would actually cost to rebuild. Construction costs have risen significantly in recent years, which means a limit that was accurate three or four years ago may now be dangerously out of date.

What Drives the Number

Construction class, square footage, region, and finish quality all move replacement cost independently. Two identical-looking buildings can have very different rebuild costs based on what's inside the walls.
